Halton Hills Housing Update - Ep. 136

Hi, everyone! Welcome to this week's Halton Hills Housing Update. So, last week's numbers were very promising, but we are actually going in reverse here. Looking at last week's sales, Georgetown only had five sales. That is one of the lowest weeks of the year and is an insanely low number for Georgetown. We do have quite a bit in the sold conditional status but to only see five sales is not great news. Another notable number is our new inventory. We had 22 new listings in Georgetown... [read more]

Hi, everyone! Welcome to this week's Halton Hills housing update. So, we had a very big week last week. The numbers are super surprising, and I am really excited to see where this trend goes in the coming weeks. Looking at sales last week, we had 16 sales in Georgetown. That is our highest number since the start of July, since we have been sitting pretty consistently at 9 to 10 sales per week over the last two and a half months. I believe we had one spike, to 13 or 14, and that was about it... [read more]

Hi, everyone. Welcome to this week's Halton Hills Housing Update. I have August numbers to report today and they are pretty good. August of 2021, we sold 81 units. This past August, we are down 28% to 58 units sold. This is just supporting what's going on in this market. There's tons of stuff to buy and the buyers just aren't buying it so we are down significantly year over year. The better news is average price, we are still up. We're not up from the last few months but we... [read more]

Welcome to this week's Halton Hills Housing Update. Here's a quick market update about what happened last week in Halton Hills. In Georgetown, we had 14 sales, which is the highest number we've seen in a long time. It does feel like the market has sort of picked up. I mean, most of those sales were under 1.2 million. All of them were under 1.5 million, but things are moving. There was 16 new listings, so a high amount of new listings, but we did have 11 properties completely come... [read more]

Great news! Inventory is continuing to drop. This is going to hopefully stabilize us a bit. Looking at the numbers, Georgetown this week had 10 properties sell, which has been pretty consistent week to week. Interestingly, we had 12 new properties hit the market, so not a huge number. You'd think inventory would be up, but it's not. I'll touch on that later. Acton had one sale and three new listings. Glen Williams had no sales but two new listings. Limehouse, no sales, no... I feel like I have a positive update this week, especially with where inventory went, so let's dive right in. In Georgetown this week, we had nine sales, which is pretty even with what we've been seeing on a weekly basis the last few weeks. We did have nine new listings, so even listings to sales, but what we saw this week was a lot of properties coming off of the market for whatever reason. They're kind of abandoning ship here on this market. Inventories actually down this week... [read more]

We have July's unofficial numbers but because of the long weekend, I think a few sales may still trickle in. Let's look at July and what happened last week. Taking a look at July of 2021, we sold 93 units and our average price was 1,000,079. I honestly thought we would be behind last year when I looked at this July's numbers, but we're actually up from last year, and we're up from June. In July of 2022, we sold 52 units, which is really bad. It's down 44% since last... [read more]

We had a terrible week with numbers, so we're gonna just take a look at this. In Georgetown this week, we only had six sales. That is a horrific number for Georgetown. The last time we had six sales was the last week of December, and we only had 12 available listings in Georgetown. There was basically nothing to buy, which is why sales were so low. Now we have 125 listings in Georgetown, so 10 times the amount of inventory. There's tons for people to buy, but they're not buying... [read more]

Not a great update this week. I was sort of in a promising state last week where I was hoping that we were seeing the start of inventory coming down, but that was not the case. Looking at the numbers, Georgetown this week only had nine sales, which is pretty low. Seeing under that 10 number is always not great. We had 21 new listings, so again, this is the big problem. Last week, it was so quiet, and I think it was just that last-week-of-summer situation that we were in. Interesting in terms of... [read more]

This week I have June's not great numbers to report as well as an interesting week in our sales, so let's take a look at the numbers. In June of 2021, we were in a very busy market. At that time, we sold 106 units. This past June we are down 28% to only 77 units. Why this is important and is showing what's going on in our market is based around active inventory. In June of 2021, we were sitting between 70 and 80 active units in all of Halton Hills in that month. It's... [read more]

The numbers are definitely still in favour of the buyers. It is not improving in terms of anything going backwards for the summer. In Georgetown this week, we had 10 properties sell & only one of them got over asking. Last week I made a comment that I felt like overasking was going to be something that’s sort of obsolete soon, and I think that’s definitely the case. The one that did get over asking was a $599 land value sort of situation and it only got 50,000 over asking. It... [read more]

The numbers this week are kind of back to the trend we were seeing but still a few silver linings to look at. In Georgetown this week we only had 11 sales which is not a very big week in terms of sales. Weirdly enough, two of them still got over asking. That number is gonna be something probably that becomes obsolete. I don't know when, but it feels like sooner than later. The bad news is there was 17 new listings in Georgetown last week. That means inventory is up. The numbers... [read more]

I think this week's update is pretty interesting. There's some changes that might be indicating that buyers are kind of past letting the dust settle here and might be thinking about reentering the market, so let's talk about the numbers. In Georgetown this week, we had 21 sales. I have been talking for weeks how we sort of stabilized there between 12 and 16. This is the first time since the middle of March that we have seen over 20 sales in a week in Georgetown. That means that... [read more]

Today is a doozy of an update. I have May numbers as well as some pretty crazy weekly numbers, so let's have a look. This is, I think, a really important conversation about our May numbers, because people are losing sight of where we've come from year over year. All they're thinking about is what they've lost since February and March, and they are still not thinking about the big picture. In May of 2021, we had 109 units sell, but our average price was 1,036,348. This year, May... [read more]

No real change this week. Inventory is continuing to just skyrocket. This week in Georgetown, we only had 12 sales. That is a pretty low number for Georgetown. We haven't been seeing a ton of sales overall considering how much we have available, but only 12 sales is very low. Weirdly enough, five of them got over asking. There is still stuff that's getting traction and moving, but overall, it's pretty dead in the water. The bad news: there was 26 new listings, so that is a huge gap.... [read more]

The story's remaining the same here with inventory continuing to climb. Sales are still sort of there, but they have definitely dropped off, so let's look at the numbers. In Georgetown this week, we had 18 properties sell, which is the highest number we've seen in quite some time. The last time we saw that many sales was in the middle of March, so maybe the market's going back. Again, totally stabilizing on that number. It's like 14, 15, 16, the last four weeks, so we are really kind of at that this is how many houses we sell every week. For the last 4-5 weeks we’ve been pretty consistent with our sales. In March of 2021, we sold 159 units, and this month, we are down to 119 units in March of 2022. So that's down 26%, huge drop in comparison. I mean, we still saw inventory struggles, especially the first half of March. So, no huge surprise. Looking at our average price though. In March of 2021, our average price was 1,142,000.
