Welcome to this week’s Halton Hills Housing Update! November is moving along just as we suspected it to. In Georgetown this week, there were eight sales, which is slightly down but still a good number for November. We’re used to seeing 10-12 in a regular week so eight is not that far off, especially compared to the 3-4 we saw this time last year.  Now is when I typically talk about new listings but there are some back end issues that are going on that are making it basically... Welcome to this week's Halton Hills housing update! I have unofficial October numbers for you today as well as what happened in our market last week. So, looking at October, in 2023 our average price was $1,146,000. In October 2024, our average price is down about 11% to $1,018,000. Prices have softened since last year which isn’t a huge surprise, but the good news is that we are up from September’s $981,000 average price. We also had a really strong month in terms of units... Hi everyone! Welcome to this week's Halton Hills housing update. I actually think we have a pretty positive update this week, especially for Sellers. Looking at Georgetown, there were 10 sales which is a pretty good number but as we get closer to Christmas I feel like it will die off a little bit. Anytime we have double digit sales, it’s a win. In terms of new listings, there were 11 this week, which is also lower than what we have been seeing. In Acton this week, there was one sale... [read more]

Welcome to this week's Halton Hills housing update! We’re still in a market where we aren’t seeing any dramatic changes and it’s staying somewhat stable, but there are a few signs showing that we’re starting to see some relief for Sellers. So, looking at last week’s numbers, Georgetown had 12 sales, which is a standard week. This means that buyers are still active and compared to last year when we were seeing 3-5 sales in October, this is great news given how... [read more]

Welcome to this week's Halton Hills housing update. I feel like a broken record but every week is starting to feel the same. Looking at this week’s numbers, in Georgetown there were 10 sales, which is still a good number and much better than what we had last October. It’s a bit lower than our average which is 12 but it’s still double digits! The bad news is that new listings outpaced sales, so we had 12 new listings this week. Welcome to this week's Halton Hills housing update! It was another disappointing week for Sellers but there are some trends that may be emerging that I think will help our market. So, looking at sales this week, Georgetown had 12 which is a good and average number. When our market is moving we typically see between 11 and 13 sales, so 12 this week is a win. This is a pretty surprising update this week and I really think it’s an indicator for where our market is heading into the back half of the year. There were only six sales in Georgetown last week. It’s been super slow recently which is a bit surprising, but what’s even more shocking is just how many new listings we had this week. This week, Georgetown had 27 new listings. That is probably one of our... [read more]

Hi, everyone! Welcome to this week's Halton Hills housing update. This week was another weird week in terms of numbers and I’m really not seeing any concrete trends. In Georgetown this week, we only had seven sales which is a pretty low number for Georgetown. August is historically a very slow month in terms of buyer activity, but only seven sales is again very low. What’s notable is that Georgetown had 17 new listings. It’s a huge number compared to what we’ve been... [read more]

Hi, everyone! Welcome to this week's Halton Hills housing update. So, we've got a whole slew of things to cover this week. It was another weird week last week with the numbers and I also have July numbers to report. They’re technically unofficial because it’s only August 1st but I had to do them today! Here we go. In July of 2023, which was last month, we had 55 units sell. Last year, we had 56 units sell, so we are pretty much on pace with last year. Our... [read more]

Hi, everyone. Welcome to this week's Halton Hills housing update. So, the numbers are a bit odd this week. Georgetown, which is not the really odd part, had ten sales, which is a pretty normal number for Georgetown. Things are definitely still moving there. There were only eleven new listings, so that's definitely on the lower end of what we want to see. We are still sitting relatively low in Georgetown. We did see a couple properties come off the market, too, so Georgetown is... [read more]

Hi, everyone! Welcome to this week's Halton Hills housing update. Inventory has dropped again, so let’s take a look at the numbers. In Georgetown this week, there were 15 sales, which isn’t a crazy number but definitely above average. The bad news is that we only had eight new listings, which is low. These numbers are reinforcing the fact that we are in the summer time, when less people are listing their homes. We still have a strong buyer demand despite interest rates,... [read more]

Hi, everyone! Welcome to this week's Halton Hills housing update. The numbers are pretty stable this week. There were 15 sales in Georgetown which is not a super high number, but it's not low by any means. We also only had 16 new listings, so the number of new listings is starting to slow down which will keep the market moving. Without massive amounts of inventory piling on every week, we won’t feel a spike, and that’s what would start to change the market. In Acton,... [read more]

Hi, everyone. Welcome to this week's Halton Hills housing update. Today I have June numbers to report, as well as some interesting numbers from last week's sales. So diving into our year-over-year numbers, in June of 2022, our average price point was 1,179,000. We are actually down over 5% year-over-year and this month's average price was 1,119,000. That surprises me. I thought we would push closer to the 1.2, but we had a lot of sales under 700,000 this month. That’s... [read more]

Hi, everyone. Welcome to this week's Halton Hills Housing Update! I think the market is changing a little bit… The numbers that are here this week support what I'm seeing out in the market. So looking at sales - last week, Georgetown had 14 sales, which is a good week for Georgetown, not super high, but it's definitely not low.14 is good sales for a week. 25 new listings though, that is a lot of new listings in a week for Georgetown. Looking at Georgetown last week, we had 15 sales. Higher than average, yes, but still not super, super high. And we only had 16 new listings. Not a great update this week. I was sort of in a promising state last week where I was hoping that we were seeing the start of inventory coming down, but that was not the case. Looking at the numbers, Georgetown this week only had nine sales, which is pretty low. Seeing under that 10 number is always not great. We had 21 new listings, so again, this is the big problem. Last week, it was so quiet, and I think it was just that last-week-of-summer situation that we were in. Interesting in terms of... [read more]

This week I have June's not great numbers to report as well as an interesting week in our sales, so let's take a look at the numbers. In June of 2021, we were in a very busy market. At that time, we sold 106 units. This past June we are down 28% to only 77 units. Why this is important and is showing what's going on in our market is based around active inventory. In June of 2021, we were sitting between 70 and 80 active units in all of Halton Hills in that month. It's... [read more]

The numbers are definitely still in favour of the buyers. It is not improving in terms of anything going backwards for the summer. In Georgetown this week, we had 10 properties sell & only one of them got over asking. Last week I made a comment that I felt like overasking was going to be something that’s sort of obsolete soon, and I think that’s definitely the case. The one that did get over asking was a $599 land value sort of situation and it only got 50,000 over asking. It... [read more]

The numbers this week are kind of back to the trend we were seeing but still a few silver linings to look at. In Georgetown this week we only had 11 sales which is not a very big week in terms of sales. Weirdly enough, two of them still got over asking. That number is gonna be something probably that becomes obsolete. I don't know when, but it feels like sooner than later. The bad news is there was 17 new listings in Georgetown last week. That means inventory is up. The numbers... [read more]

I think this week's update is pretty interesting. There's some changes that might be indicating that buyers are kind of past letting the dust settle here and might be thinking about reentering the market, so let's talk about the numbers. In Georgetown this week, we had 21 sales. I have been talking for weeks how we sort of stabilized there between 12 and 16. This is the first time since the middle of March that we have seen over 20 sales in a week in Georgetown. That means that... [read more]

Today is a doozy of an update. I have May numbers as well as some pretty crazy weekly numbers, so let's have a look. This is, I think, a really important conversation about our May numbers, because people are losing sight of where we've come from year over year. All they're thinking about is what they've lost since February and March, and they are still not thinking about the big picture. In May of 2021, we had 109 units sell, but our average price was 1,036,348. This year, May... [read more]

No real change this week. Inventory is continuing to just skyrocket. This week in Georgetown, we only had 12 sales. That is a pretty low number for Georgetown. We haven't been seeing a ton of sales overall considering how much we have available, but only 12 sales is very low. Weirdly enough, five of them got over asking. There is still stuff that's getting traction and moving, but overall, it's pretty dead in the water. The bad news: there was 26 new listings, so that is a huge gap.... [read more]

The story's remaining the same here with inventory continuing to climb. Sales are still sort of there, but they have definitely dropped off, so let's look at the numbers. In Georgetown this week, we had 18 properties sell, which is the highest number we've seen in quite some time. The last time we saw that many sales was in the middle of March, so maybe the market's going back. We had 18 sales, so it means some buyers are still there, but again, with some options, we're just... [read more]

Welcome to this week's Halton Hills Housing Update. We are just getting slammed with inventory. I cannot believe the numbers this week, so let's have a look. In Georgetown this week, we had 15 sales. Again, totally stabilizing on that number. It's like 14, 15, 16, the last four weeks, so we are really kind of at that this is how many houses we sell every week. Interestingly, 11 of them got over asking, so that's kind of a surprise to me, but there is a lot of stuff sitting. My... [read more]

Welcome to this weeks Halton hills housing update. So much interesting things happened this week, so let’s dive in. Georgetown this week had 16 sales. For the last 4-5 weeks we’ve been pretty consistent with our sales. We’ve been between 12-16 sales which really is indicating that that’s where our market should be in terms of sales every week, and we’ve really stabilized on that number. Another interesting point is that only 4 of those for over asking, so we are... [read more]

Welcome to this weeks Halton hills housing update. Today we are going to look at April’s unofficial numbers. There might be a few things that still trickle in, but the numbers are really interesting and showing major signs towards what we’ve been talking about & the fact that we’re leaving that sellers market. In April of 2021 we sold 147 units. In April of 2022 we sold 91 units, so that is down 38%. What’s more interesting is the months where we have been down units... [read more]

Welcome to this week's Halton Hills housing update. I said it last week, but we are officially leaving the crazy market that we were in. The numbers are pretty staggering. I'm still kind of in shock that this all happened so quickly, but let's take a look at what's happening. In Georgetown this week, we had 14 sales. Again, we've been talking about how this is a sign that the market's stabilizing, because we actually have things, like tons of things that you can buy, and... [read more]

Welcome to this week's Halton Hills housing update. We are definitely still in our transition out of our sellers market. The numbers are not as crazy this week, as they were last week, but, still lots to talk about. In Georgetown this week, we only had 11 sales. Like I mentioned last week, this is a big indicator of things changing, because, we were seeing really high sales, when we had inventory come on the market, because there were so many buyers, and everything would just be purchased,... Welcome to this week's Halton Hills housing update. So I am in almost shock and disbelief at where the numbers are this week. We have seen a dramatic change in the last four weeks, and I think it is safe to say, we are officially leaving our sellers market, and transitioning, I think it's a buyer's market in some pockets right now. So this is a huge change, let's look at the numbers. In Georgetown this week, we had 16 sales. This is another interesting thing is, our... [read more]

Welcome to this week's Halton Hills Housing Update. So, lots to cover this week, including March numbers, so let's jump right in. In March of 2021, we sold 159 units, and this month, we are down to 119 units in March of 2022. So that's down 26%, huge drop in comparison. I mean, we still saw inventory struggles, especially the first half of March. So, no huge surprise. Looking at our average price though. In March of 2021, our average price was 1,142,000. This is unofficial, because... [read more]

So we'll look at all those things today. In Georgetown this week, we had 15 sales. 13 of them got over asking, so still lots of activity out there, but I was actually surprised to not see a higher sales number given that we had a bunch of new listings last week.... We are seeing a lot of new listings, but again with the backlog of buyers that we have, we are still seeing a ton of sales too. So let's look at the numbers. In Georgetown this week, we had 15 properties sell, all of them sold over asking. So there still is this demand. Again, things are sort of in this in between. It's slight but I think it's happening, so let's take a look at the numbers. In Georgetown this week, we had 19 sales which is a great number for sales in Georgetown. In February of 2021 we sold 79 units and our average price was 1.117. This month we, in February of 2022, we sold 88 units. So that's up 11%. And that supports what I've been saying that our inventory is higher than it would normally be. So because there's things to buy our units that sold is up. No surprise there. In terms of... So, some of the sales reporting is a little bit delayed but the numbers still are very favorable, in terms of indicating that the market is changing a bit. So, Georgetown this week, had 15 sales. 15 of them got over asking price. Couple of notables, this is almost comical to me. A house in Georgetown... [read more]

So, in Georgetown this week we had 13 sales. 13 of them got over asking. Lots of them got between 200 and $400,000 over asking. Welcome to this week's Halton Hills housing update. So the numbers that we are seeing are still staggering. So let's take a look. In Georgetown this week we had 16 sales, which is a really good number for Georgetown. That has everything to do with the fact that we actually are getting inventory for people to buy. I mean, if there was a unlimited inventory right now you know our sales would be 20, 30, 40 a week, but there's not a lot to buy. So it's still keeping the sales... [read more]

Here are my predictions for the 2022 real estate market. This time last year, I really thought that by the end of 2021 we would be in a more balanced market, but we ended the year in a worse spot than where we started. As it stands, I personally have dozens of buyers who are ready to pull the trigger and buy a home, but there is nothing for them to buy. And then it's getting into this vicious cycle of them not being able to list the homes they're currently in because... [read more]
