Welcome to this week’s Halton Hills Housing Update! November is moving along just as we suspected it to. In Georgetown this week, there were eight sales, which is slightly down but still a good number for November. We’re used to seeing 10-12 in a regular week so eight is not that far off, especially compared to the 3-4 we saw this time last year. 

Now is when I typically talk about new listings but there are some back end issues that are going on that are making it basically impossible for me to see which listings are new. Basically there are two systems that feed into Realor.ca that real estate agents upload their listings to. A lot of agents only belong to one board, but there are quite a few local agents that are on both boards and their listings are duplicating into the main system I use for these updates. So, everything looks like it’s new, but it’s not and I cannot cross reference all 200+ listings. This is apparently going to be happening until December so until it gets cleared up, I unfortunately won’t be able to share new listings statistics because they won’t be accurate. I can still give sales and current available listings, so we will stick to that for now! I’m really sorry and it’s very frustrating. 

So, moving on, Acton had two sales this week, Glen Williams had one, Limehouse had none and the rural market had two. When looking at properties that exited or changed their price, we had five properties reduce their price and 12 properties that terminated and did not re-enter. This is great news and we need to continue to see double digits of homes terminating in order to have a more balanced market going into 2025. We are still seeing quite a few new listings hitting the market but this is common up until the start of December. Looking at overall inventory, all of Halton Hills is up slightly this week from 204 to 203 active listings. Georgetown remained the same at 114. Now looking at our price points, under $800,000 is up to 16, $800,000 to a million is down to 16, one to 1.5 million is down slightly to 54 active listings, and 1.5 million plus is up slightly to 32 active listings. There are a lot of properties available over 1.2 million.

In Acton this week, we are up to 24 active listings, Glen Williams is down to nine, Limehouse is down to four and the rural market stayed the same this week at 53. 

Overall, the market is staying pretty stable this week. We are seeing sales which is good news for November. Unfortunately we are still seeing a high-ish number of new listings but we are starting to see people exiting the market which is helping our market from skyrocketing. I was hoping that listings would have started to slow down by now but that isn’t the case just yet. We’re getting close to under 200 listings and it would be nice to go into the new year around 180.
