Welcome to this week’s Halton Hills housing update. I missed last week so I’ll be covering the past two weeks today. In Georgetown, we only had nine sales, six two weeks ago and three last week. These are extremely low numbers for where we are in the market. It’s weird because it feels like the market is busy in some pockets, like between $750,000 and $900,000, but outside of that is pretty quiet. Nine sales in Georgetown is a really bad start to our fall market. In Acton, we only had three sales, one the first week and two the next. This is also very low. There were no sales in Glen Williams over the past two weeks and the rural market only had two sales which both happened two weeks ago. The fact that only 14 properties sold over the past few weeks is really bad news for sellers. The only good news is that seven of the 14 sold for over a million dollars. We were really quiet over the million mark, so at least we finally saw some sales. These are very low numbers overall for September. I’m not writing off 2026 but it doesn’t feel like the market is going to turn around any time soon.

Looking at active inventory, we jumped from 258 listings two weeks ago to 281 this week. That is a lot of listings. As we get closer to 300, our market just becomes slower and more saturated. Georgetown is up from 143 to 158 listings. Around 170 listings is our record high, and we are getting really close to that. Looking at our price points, under $800,000 is at 26 listings. It’s a great time to be a buyer because there are a ton of listings at every price point. Eight hundred thousand to a million is at 49 listings and properties that are priced well are moving quickly. One to 1.5 million is up from 59 to 63 and we haven’t hit our record high here yet, but it is feeling saturated. Finally, 1.5 million plus went from 16 to 20 active listings. This is definitely our slowest price point and we maybe see two transactions in a month here. In Acton, we are up from 26 to 30 active listings. We’ve seen higher in Acton but this is still a lot. Glen Williams is up to 11, which is also high, and the rural market remained the same at 82 active listings. Maybe the rural sellers have figured out that there are no buyers right now. The other thing with the rural market is that only six of the 82 properties are under a million dollars. Almost 40 of them are over two million, so it’s not surprising that nothing is moving here. 

The overall story is that inventory is high and buyers aren’t confident. Sales are low and I don’t think we will see a positive dramatic change anytime soon. A lot of properties typically come off of the market over Christmas and in January, so maybe that’ll be the turning point. I am on vacation next week, so I’m not sure if I’ll get to October’s numbers before I go, but I will be back in the coming weeks to see what’s happening in the fall market. Have a great week!
