Welcome to this week's Halton Hills housing update! It was a really odd week this week and I’m not really sure if it’s good or bad. So, in Georgetown last week, we only had four sales and five new listings. Both of those numbers are extremely low for February and I’m completely confused by these numbers. Acton and Glen Williams both had no sales and no new listings and the rural market had no sales and four new listings. This means that we only had four sales in all of Halton Hills last week, which is probably the lowest number I’ve ever reported. We also had six properties terminate last week, which meant our inventory went down. I’m not sure if it’s the weather that’s been keeping people away, or if it’s something else, but this is crazy! Also, of the four sales, three were under a million and the fourth sold for $1,150,000, so nothing in our super high price point sold. I am curious to see how the rest of February plays out because this is not normal. We need to see sales pick up. Inventory can stay where is it but it is pretty odd to see so few new listings.

Looking at our active inventory, we are down from 143 to 138 in all of Halton Hills. Georgetown is down from 80 to 78. Looking at our price points, under $800,000 is up from 12 to 13. Eight hundred thousand to a million is the same at 31. One to 1.5 million is the same at 26 and 1.5 million plus is down from 11 to eight due to some terminations. Everything feels low right now. Acton stayed the same at 15, Glen Williams remained the same at six and the rural market is down from 49 to 39 - also due to some terminations. 

This week was super odd but there was nothing very notable aside from the fact that inventory is low. I’ll continue to watch to see what happens this month. Have a great week!
